Maintenance

Our goal is to maintain and preserve the value of your investment in order to bring in the highest market rents and allow you to be worry free. We will inspect your property every 6 months for several reasons:

  • To inspect the condition of the property.

  • To make sure the property is being occupied by the tenants on the lease.

  • To check the batteries in the smoke detectors and verify they are operating.

  • To make sure the terms of the lease are being met, for example; keeping non-smoking units smoke free.

  • The most critical of these is to check for any water intrusion to prevent mold. This is the most litigious problem with Owner/Tenant/Landlords in today’s market.

We have a complete maintence crew to take care of any problem that may arise. They are extremely efficient and very reasonable. This is especially important because a happy tenant will stay.

All repairs under $300.00 we will authorized only if it is in your best interest. If a major repair is needed and it is not absolutely critical, we will wait for your authorization.

All tenant requests for repair are to be written or emailed only to Corona del Mar Properties.
